Professional asbestos analysis
Is your home
hiding asbestos?
Buildings constructed before 1994 may contain asbestos in walls, floors, or insulation. Disturbing it without prior testing puts you and your family at risk — and may violate Dutch law.

When to test
Common reasons to test for asbestos
Planning a renovation
Under Dutch law, an asbestos inventory is required before any demolition or renovation work on buildings built before 1994.
Building built before 1994
Asbestos was widely used in construction materials until its ban in 1994. Older buildings frequently contain it in hidden locations.
Unexplained dust or fibres
If you notice unusual dust or deteriorating ceiling or wall materials, a household dust test can determine if asbestos fibres are present in your living environment.
Buying or selling a property
An asbestos test provides certainty during property transactions and protects both buyers and sellers from future liability.
Peace of mind at home
Even without planned renovation, knowing whether asbestos is present in your living environment is a reasonable precaution for any family.

Household Dust Test
You want to know if asbestos fibres are present in the air or dust in your living environment — without touching any materials.
Best for: General peace of mind, Suspected presence, Families with children
Material Test Group 1
You have identified a specific material and want to know if it contains asbestos. Covers firmly bonded, non-friable materials where fibres are locked into the structure.
Best for: Floor tiles, Roof panels, Facade cladding, Window putty
Material Test Group 2
For a more precise analysis of materials where a lower detection threshold is required. Uses an extended method (VDI 3866 Part 5, Annex B) capable of detecting asbestos content below 1%.
Best for: Insulation, Sprayed coatings, Pipe lagging, Ceiling plaster

The legal context in the Netherlands
Asbestos in Dutch buildings — what the law says
Asbestos has been banned in the Netherlands since 1994. But it is still present in an estimated 1.5 million buildings. Dutch law requires an asbestos inventory before any renovation or demolition work on pre-1994 buildings — without exception.
Renovation obligation
An asbestos inventory is legally required before any demolition or renovation work on buildings built before 1 January 1994.
Fines up to €30,000
Municipalities and environmental services have significantly increased enforcement since 2024. Non-compliance can result in substantial fines.
Health risk
Asbestos fibres released during renovation are invisible and odourless — but can cause serious lung disease decades after exposure.
First step: identification
An IVARIO lab analysis identifies whether asbestos is present in a material or in household dust — the essential first step before any further action.
